BASIX

BASIX was introduced in 2004 by the NSW Government. At the time, energy efficiency was a low priority in building measures, with thermal comfort from the dwellings fabric not heavily considered. BASIX, the Building Sustainability Index, is an Australian government initiative in New South Wales that encourages sustainable building practices. It establishes energy and water reduction targets for new residential developments, requiring builders to meet specific sustainability criteria to minimize environmental impact and enhance resource efficiency.

 7 Star Assessment

 

A 7-star energy equivalence rating measures how energy-efficient a home’s design is, based on elements like the roof, walls, windows, and floors. A 7-star home is comfortable to live in and requires minimal heating and cooling, reducing energy use and costs. This rating indicates better thermal performance compared to lower-rated homes, offering greater year-round comfort with lower environmental impact.

Thermal Comfort

New houses and townhouses (class 1 buildings and their enclosed attached garage (class 10a) must achieve a minimum 7-star energy equivalence rating. This rating is determined by the design of the building’s shell: its roof, walls, windows and floors.

A house designed as 7-star (or better) is more energy efficient and comfortable to live in, and can provide ongoing savings to householders by minimising energy use for artificial cooling and heating.

Below is a general guide to ratings:

  • a 0-star rated home is quite uncomfortable – too hot in summer and too cold in winter. It will require a lot of energy to heat and cool.
  • a home reaching a 7-star rating will need some mechanical heating and cooling to keep it comfortable to live in.
  • a 10-star home is very energy efficient. It will remain comfortable year-round, with limited, or no mechanical cooling or heating.
Whole of Home

NatHERS new Whole of Home rating will measure the energy use of the whole home including appliances, solar and batteries.

NatHERS Whole of Home ratings provide an easy to use rating to show how the home meets or beats the new NCC annual energy use budget which requires consideration of the efficiency of the appliances used in new homes and solar and batteries.

Adding to the current NatHERS star rating assessment out of ten, the Whole of Home Performance Rating will be a separate rating out of 100.

The new assessment builds on the thermal performance assessment by providing information about the energy use of the following appliances:

  • On-site energy generation and storage.

      • fully covered outdoor living area that is connected to an indoor living area (such as a lounge, kitchen or family room) where it has
        • at least 12m2 in floor area
        • a minimum dimension of 2.5m in all directions
        • an impervious roof with an insulation R-value of at least R-1.5
        • 2 or more sides open or capable of being readily opened.
    • 6 Stars
      • meets the above requirements
      • is fitted with at least 1 ceiling fan that has a speed controller and a blade rotation diameter of at least 900mm.
  • Whole of Home
    • In Queensland, every dwelling must achieve a Whole of Home rating greater or equal to 60/100.
